Santa Cruz Real Estate Market Update – October 2022

While the housing market continues to shift with rising mortgage rates, increased inventory and as we move into the second half of 2022, is it still a good time to buy or sell? With the state of the housing market quickly changing I can see how confusing it can be if you are a seller or buyer trying to decide if NOW is the right time to buy or sell. I am here to break down what’s happening in the real estate market here in Santa Cruz so that you can make the best decision when it comes to probably one of your largest assets which of course is your home. Let’s take a look at what’s happening in the City of Santa Cruz as a whole. At the time of this recording, there are 80 single family homes active on the market, 14 homes pending, and 43 homes that were sold in September. Homes sold for an average of $1,765,180 and were on the market an average 26 days. On the Westside of Santa Cruz, we have 14 active single family homes on the market with 7 pending and 13 homes sold in September. The average sale price
was $1,771,903 after spending 15 days on the market. So you can see, with the changing market, it is no surprise to me that homes are staying on the market longer.
