As we enter the New Year, I want to break down what’s happening in the real estate market here in Santa Cruz so that you can make the best decision on probably one of your largest assets, which of course, is your home. Let’s look at what’s happening in Santa Cruz as a whole. At the time of this recording, there were 34 active single family home listings, 8 pending homes, and 32 homes that sold in December. Homes sold for an average of $1.33 Million dollars and were on the market an average of 28 days. On the Westside of Santa Cruz, we only have 8 active homes on the market, with 1 pending and 9 homes sold in December. The average sale price was $1.75 million dollars after spending 10 days on the market. While the market has slowed from what it was a year ago, inventory remains low which is keeping us in a strong sellers market.
